Before a buyer writes an offer in Cherry Hills Village, there is a line item most portal searches never surface: whether the parcel is still on septic, and what the Cherry Hills Village Sanitation District will require to bring it onto the main. The city's sanitation rules prohibit ABS and vitrified clay pipe on new service lines, require a sewer tap permit with a CHVSD inspection for any property converting from septic, and, on some parcels, layer in additional tap fees for Buell Mansion, Covington, or Hillcrest Water and Sanitation, plus an Englewood inspection when a tap is at the main. That is a real transaction cost. It is also invisible in every median price the portals publish.

That gap between what the portals show and what a Cherry Hills Village transaction actually looks like runs through the entire 2026 market. The headline median is not one number. It is six numbers, from six sources, that disagree by millions of dollars. Reading the market well starts with understanding why.

Five feeds, five different Cherry Hills Villages

Every one of these numbers is defensible. They are simply measuring different things at different moments. Altos is showing what sellers are asking today. Redfin is showing what buyers actually paid over the last quarter. Summit's February read caught a slower month with only six closed sales. Zillow blends estimates across all homes, listed or not. When six methodologies land between $2.2 million and $5.9 million on a market of roughly 2,400 homes, the median is not a price. It is an artifact of the feed.

The active-versus-sold gap is where the real signal lives

The more useful read comes from comparing two numbers most buyers never put side by side: how long active listings have been sitting, and how fast the ones that actually closed went pending.

As of Altos's June 21, 2026 snapshot, active listings had a median of 70 days on market and 43% of them had taken a price reduction. Over the same broader window, Redfin's sold data showed a median of 8 days on market for May 2026 closings, with 40 homes sold. Realtor.com's March 2026 read landed in between at 41 days with a 94% sale-to-list ratio. Orchard's last-30-days read put the sale-to-list ratio at 100%, with 28.57% of closings above list.

Read together, these numbers say something specific: the Cherry Hills Village market is not slow. It is disciplined. Homes priced to current comps clear quickly and near ask. Homes priced to a seller's memory of 2022 sit, and eventually cut.

That is the market's actual message to a 2026 buyer or seller. The headline median obscures it. The gap between active and sold DOM reveals it.

Three ZIPs, several pockets, one city

Cherry Hills Village is small, roughly 2,400 homes, but it spans 80113, 80111, and 80121, and the pockets inside those ZIPs behave like separate markets. In March 2026, Realtor.com counted just five active listings in Old Cherry Hills. Cherry Hills Park and the Belleview corridor have been the main venues for the ongoing scrape-and-rebuild cycle, where 1960s and 1970s ranch homes on premium lots are being replaced with new estate construction. Buell Mansion, gated and served by a separate sanitation district, trades on a different rhythm again.

When active inventory sits in the 28-to-50-home range citywide, one sale in Cherry Hills Park or one estate closing north of $10 million can move the "citywide" median by seven figures. Redfin's recently sold feed captured that variance directly: 17 sales in the trailing month included closings at $2,500,000, $4,940,000, $7,495,000, $8,025,000, $9,500,000, and $10,311,500. Averaging across that spread produces a number that describes no actual house.

The practical implication for pricing is narrow rather than broad. A comp set for a home on South Downing near the High Line Canal is not the same comp set as a home off Quincy in Cherry Hills Park, even if both fall inside 80113. The right comparables are the four to seven homes that a specific buyer for that specific parcel would consider substitutes. In a market this thin, "citywide" is rarely the useful unit of analysis.

Why zoning holds the supply floor in place

The reason inventory stays structurally tight is written into Chapter 16 of the municipal code. Minimum lot area requirements in the R-1 through R-5 residential districts prevent subdivision below sizes that would meaningfully increase housing count. Accessory structure allowances scale with lot size, with additional entitlements at five acres or larger. There is no meaningful new-construction pipeline because there is nowhere to put it that would not require assembling and re-platting existing estate parcels. That is a supply floor, and it is why every forecast for 2026, including South Denver Guide's projection of a $2.5 to $2.6 million median for the year and 5 to 7% appreciation over 2025, assumes tight inventory as a permanent condition rather than a cyclical one.

For a buyer, that means patience is often the correct posture. For a seller, it means the scarcity story is real, but scarcity does not excuse aspirational pricing. The 43% price-reduction rate on active listings is the data point that closes that loop.

The septic-to-sewer line item worth pricing before you offer

Back to where this started. On any Cherry Hills Village parcel where the existing structure predates the sanitation district's expansion, or where a scrape-and-rebuild is contemplated, the Cherry Hills Village Sanitation District's permitting summary spells out the requirements. A sewer tap permit is required for properties currently on septic and for new construction. Accessory structures connected to water require their own tap permit. Upsizing a water tap triggers an upgraded sewer tap fee. Existing pipe in the right-of-way may be reused if it is in good condition, but ABS and VCP pipe are not permitted on new work. Abandoned private sewers must be plugged at the main at the owner's expense.

None of this is prohibitive. All of it is line-item cost that belongs in a buyer's underwriting before an offer, not after inspection. Sellers preparing to list an older parcel benefit from getting the sanitation questions answered up front, so the buyer's diligence period does not become the negotiation.
